Lining Up for Aura

As one of the hottest new developments in the city, Aura at Yonge and Gerrard is ready to sell its units - almost.

If you haven’t already seen the lineup at Aura, you’ll probably hear about it in the news. The media loves to pick up on these types of stories, especially when it’s about the hot Toronto condo market. Remember 1 Bloor? People, shivering in the freezing temperatures of a Canadian winter for days, just to be able to get the sweetest units in the building.

Well, for Aura, the lineup apparently has already started - 2 weeks before the sales event on March 8. People were out there just this past weekend. For a better picture, picture a courtroom. When you go into a courtroom there is a lawyer representing each side, but you wouldn’t want a prosecutor acting as your defence at the same time.

These days, it’s all about size in the Toronto real estate business. Developers and architects are vying to create the biggest or tallest building in the city, outdoing each other by a few more storeys or square feet. And in the struggle is Aura, presented as “Canada’s largest condominium tower” by Canderel Stoneridge.

Reserve Fund

Moved into a condominium and hearing talks about a “reserve fund” but don’t know what it is?

A reserve fund is collected by the condominium corporation to cover the costs of major repairs of common elements and assets, as well as for their replacement, such as the billiards table in the party room. The amount collected depends on the amount predicted to repair or replace these items (over $500), and is determined by a reserve fund study.

Before you move into a condo, make sure to ask about the reserve fund, since you’ll be contributing to it as part of your monthly maintenance fees. Many older buildings may require a higher amount to cover costs for aging equipment.
