In the bid to be the tallest

An artist's rendering of AURA, Canada's largest condominium tower to be located at Yonge and Gerrard. At 243 meters, the condominium tower from Canderel Stoneridge will be Canada's largest and includes 1.1 million sq. ft of residential space, with an additional 190,000 sq. ft of prime retail at the podium level.

It seems that size does matter after all.

Part of the prestigious The Residences of College Park, Aura is set to become the tallest condo tower in the country. At 243 metres, or 75 storeys, the residential/commercial tower will stretch into the sky at the northwest corner of Yonge and Gerrard in the heart of downtown Toronto. Claiming to be the tallest, it’s drawing a lot of interest from foreign investors and wealthy Torontonians who want to live in the sky.

But what about 1 Bloor, with plans to spiral into the sky at a whopping 80 storeys? It seems that though Bazis, the developer of 1 Bloor, is marketing the building as the tallest, in meters it is currently approved only at 205. They may have not gotten complete approval to build up to 278, which is what the developers want to allow for additional things like architectural fins and a mechanicals penthouse.

Developer Canderel Stoneridge plans to reserve 1.3 million square feet of Aura purely for residential use, with the first four floors devoted to commercial and recreational space. The Residences of College Park is planned as a community of three towers. Aura is the third phase of the development.

Suites are priced according to size and the floor on which they’re on. The higher up the tower, the higher up in price.

A recent survey conducted by real estate information services company, RealNet Canada, provides proof that high rise condo sales in the city outrank all other residential structures in the current market. Out of every 10 homes sold in Toronto, six are condominium units.

Affordable, generally cheaper than houses, more amenities, and typically located conveniently near public transportation…I guess most people see the value of investment in real estate and scramble to buy, rather than wait a few more years just to have their own backyard. It’s no wonder that condo sales in September were up by 66%. It’s too early to know what the stats are for October, but I’m sure the trend will continue.

Pets in Condos

I would like to buy a condo, but I have heard that most condos do not allow pets. How do I find out if I can bring my dog? — John F., Mississauga

A:

There are some condos that do not allow pets but you will find that most condominiums are pet-friendly. There are different rules for every condominium and it is important that you find out what the rules are before you purchase. Quite often, listings will state there is a pet restriction. What this usually means is there is some sort of limitation on the size or amount allowed in each unit, such as no dogs over 30 pounds. Other buildings allow you to have much larger pets.Have your Realtor do their research with the condominium management before you buy. As a cat lover, I can’t imagine finding out that I can’t bring my cat into my new home on closing day.
